Protect and Enhance Your Home’s Value

03 Nov

buying a home 4 Protect and Enhance Your Home’s ValueMany homeowners don’t realize that their home is also a savings account. You can do many inexpensive things to your home to protect and enhance its value without beating up your wallet.

Here are some ideas for protecting and enhancing your home’s value:

* Declutter – Money is the only good thing to hoard, so when it comes to your home you can get rid of many items to help declutter your space. Shoeboxes, magazines, newspapers, and more are nothing more than junk that causes clutter. Reclaim your home and add more square footage by getting rid of any and all junk. The holiday season is now upon us, so it makes it an even better time to declutter.

* Switch-it-up – Give your space a new look by rearranging your rooms. Moving furniture and wall hangings can jazz up any space. It’s like getting a home makeover for free.

* Swap it – For very little investment you can swap out knobs, pulls and other items that will refresh your rooms. Add decorative switch plates, update doorknobs and drawer pulls for the most effect.

* Paint, paint, paint – A little paint on the outside trim of your home can go a long way. Touchup the trim, window frames, shutters and front doors for less than $60. And, never let unused paint go to waste. You can use leftovers for rehabbing old furniture, wooden fences or flower pots.

* Spruce up the outside – Start pulling every weed in sight of your flower beds and lay some fresh mulch. If you don’t have flower beds, create some. They make a yard look lovely.

You don’t have to put a huge investment into enhancing your home’s value. And, by keeping it up, you’ll have less to do when it comes time to sell.

Estimator for Bathroom and Remodeling

20 Oct

calculator Estimator for Bathroom and RemodelingIf your plan is to remodel, you’ll need to know what your budget can allow before you contact contractors. You can try a project calculator which uses the largest construction database available to provide you a custom estimate on your project. The amazing thing is you can put in your zip code and project information and the Remodeling Budget Estimator will give you figures for dimensions, contractor, labor, material and local pricing.

The DIY Network site uses information from the most respected data sources that spans over thirty years in the construction industry. The data consist of a multitude of factors that impact your project, such as the consumer price index, specific materials, exact dimensions, local pricing and markup by the contractor.

The research is updated every 90 days throughout the nation to stay on top of material cost by hundreds of lumberyards. They compile labor cost by tracking trends and also collect data from professional remodeling contractors who use this pricing service. The costs are collected from over 200 areas in the nation and are priced to your particular area. The price from the DIY Network site is determined by the information you give the calculator. However, when you have a contractor come in they may find there are things that were not taken into consideration or a number of things that could impact the end price. Some factors that can affect the project are weather, unusual terrain, access to the work area, and scheduling.

You can find the remodeling estimator on the DIY Network site at: www.CostEstimator.com/diy/index.jsp

Tips for a Healthy Home

29 Sep

healthy home Tips for a Healthy HomeNow that our weather is getting cooler, we are spending more time indoors and it’s more important than ever to have a healthy home. Therefore, I have a few simple tips to make your home a healthy environment for your family.

Toxins

Painting indoors is ideal in the fall. However, keep in mind when selecting your paint to purchase low or no volatile organic compounds (VOC’s). In many interior paints and finishes, VOCs are a big threat to your indoor air quality and they have a variety of chemicals that can be hazardous to your health with short and long term effects. Some houseplants such as gerbera daisies and ivy can help to reduce or remove VOCs.

Air

Millions of people suffer from allergies that seem to get worse in the fall from ragweed and pollen, but the worst triggers are often inside the home. Having a whole house air filtration system will help to remove indoor allergens, such as dust, mildew, pet dander and pollen. Your indoors can be crisp and clean with a good air filtration system.

Mold

In the winter months, people tend to seal up their homes to keep out cold air and this traps moisture and humidity inside the home. Both of these are contributors to indoor mold growth. To maintain a healthy level of humidity, you should vent bathrooms, clothes dryers and stove vents.

Carbon Monoxide

A carbon monoxide detector is a must for every home if you want to keep your family safe. Your home’s furnace, heat pump, vents and chimney should be inspected and serviced by a professional to insure your family’s safety on an annual basis. Before lighting the fireplace, open the damper to prevent build up of potentially poisonous gases inside the house.

Routines

Next on the tip list is the smoke alarm. Most homeowners know it’s important to test their alarms monthly and often they don’t change the batteries regularly. One way to keep track of maintenance is to change batteries when time changes in the fall and again in the spring. Every time you reset the clocks, change the batteries to your smoke alarm and your carbon monoxide detector.

By using these tips you will create a safer and healthier home.

Smart Planning Tips for Moving That Will Save Time and Trouble

15 Sep

moving tips banner Smart Planning Tips for Moving That Will Save Time and TroubleMoving can cause an array of emotions, which can be overwhelming if you are not organized. Therefore, I have some smart planning tips for your next move that will save you time and trouble. Moving should be done in steps by the weeks prior to your move for the most trouble-free move.

Follow these week-by-week steps to make your next move trouble-free:

3 weeks before your move

* Reserve your moving truck rental. Estimate how large a truck you are in need of and reserve it as early as possible.

* Buy packing supplies such as boxes, tape, wrapping paper, and labels or marker.

* Begin packing your household items starting with out-of-season items and items that you will not use or need for several weeks.

2 weeks before your move

* Submit a change of address to your local post office, and update your address with all your important contacts such as credit cards, banks, subscriptions, etc.

* Contact your service providers and utility companies to discontinue all service. Consider having them turned off a couple of days after your move. This will accommodate you if there are any delays.

* Get your help lined up if you are not using a professional moving company. Ask family and friends to set your moving date on their calendars so they will be available to give you a helping hand.

1 day before your move

* Complete your packing, but be sure to reserve a couple of empty boxes for your essentials like medicine, toiletries, etc. These boxes are important for those items you need every day.

* If possible, pick up your moving truck rental the evening before. This will give you more time on moving day.

Day of your move

* Load your moving truck with the heaviest items going on first. Work hard but take breaks as needed to keep hydrated.

* Leave as early as possible so you will have plenty of time to get to your destination and begin the unpacking process.

* If possible, ask your family and friends to stay and help you unpack. This will be so helpful after a day of packing a big truck.

Using this moving method will help your move to be headache and trouble free. And, you will be able to enjoy your new home much faster.

Must Do Updates for Every Seller

08 Sep

When it comes to selling your home, there are some home updates that you will probably want to do to help your home stand out from the other homes in your area and sell fast. First, you need to know the standard real estate trend in your neighborhood. You want to keep up with the times trends, but you don’t want to overdo it either. And, you’ll want to recoup what you spend in your updates or possibly make money from the updates.

One of the toughest decisions homeowners face is what to do when it comes to home improvements. We all want to make the house more comfortable, more desirable, more marketable, and more valuable. Therefore, each year the National Association of REALTORS(R) publishes a report which demonstrates cost versus value to help sellers with those tough decisions. The report shows popular home remodeling projects and what one can expect to recoup. So, before you begin a remodeling or update project, it might be helpful to know what’s hot and what’s not.

If you have laminate countertops in the kitchen, then upgrade to granite. You won’t get your money back unless you are in a high end neighborhood. However, if you put in new laminate, chances are your house will sell for less than full value or stay on the market much longer.

We hear over and over again, a kitchen sells the house, but that’s not all that sells a home. Check out these top home update or remodeling projects and their value.
